Furzebray Farm, South Molton
OUR DEVELOPMENT
We have acquired an interest in land at Furzebray Farm, off Georgeynympton Road in South Molton, as shown in red in the plan below. The land forms part of a strategic allocation known as the ‘South Molton Western Extension’, in the North Devon & Torridge Local Plan (Policy SM01) for residential-led development.
Outline planning permission for up to 170 new homes on this site was granted by North Devon Council (NDC) in April 2024, and so the principle of residential development has been established. We will now be bringing forward a ‘reserved matters’ planning application, which covers the details of appearance, layout, landscaping and scale.
We held a public exhibition on 15th May 2025 at which we displayed information on the site context, our detailed proposals (including housing mix), drainage and ecology strategies, the proposed architecture as well as background on Baker Estates. You can view the material on display here.
We will shortly submit our planning application to NDC. The Council will then review our application, conduct its own statutory consultation and make a decision on the proposals later this year.

OUR PROPOSALS
We are proposing a high-quality residential development of about 136 new homes:
117 homes for open market sale, with a strong focus on bungalows and chalet bungalows - property types that are in high demand locally but are currently underprovided. These homes are ideal for downsizers, helping to free up larger family properties elsewhere in the town.
19 affordable homes available for shared ownership or affordable rent, helping local people access quality housing.
Vehicle access from Georgenympton Road and the B3226 (Exeter Road), ensuring safe and convenient entry points (already approved as part of the outline planning permission).
Parking provision that meets North Devon Council’s standards, including generously sized garages to support sufficient on-plot parking
Circa 1.5 hectares (3.7 acres) of public open space, integrated across the development. A central open space will include a locally equipped play area, enhancing the community environment and encouraging outdoor activity.
